9News can reveal the moments before a fire broke out at a home in Brisbane's bayside and claimed the lives of an eight-year-old girl and her babysitter.

CCTV footage showed a white SUV leaving the Bayside Court complex about 7.10am on Sunday, three minutes before smoke was seen billowing from the home and neighbours rushed to investigate.

The SUV was then seen returning just four minutes later.

By then, dozens of residents had gathered in the street to call for help.

The footage is now crucial evidence in police investigations.

9News understands the male driver of the SUV lives in the home that was engulfed in flames.

Eight-year-old Raven and her 31-year-old babysitter and close friend of her parents Stephanie Ryan both died in the fire.

Questions have been raised around the man's movements.

But while senior police have described this behaviour as odd, they have spoken extensively with the man and, at this stage, have corroborated his story.

The SUV was later towed and is still being examined.

Police are reviewing footage from inside the complex but have stressed there are no suspects at this time.

"Just because the homicide investigation unit are engaged, doesn't mean there's anything that we've confirmed that is sinister at this stage, it's just undetermined the actual cause of the fire and the death of the people involved," Detective Inspector Paul Dalton said.

Investigations are continuing.
