Plans have been resubmitted to build a new business park on 10 acres of green belt land just off the A59 at Balderstone.

The plans have been submitted to Ribble Valley Council by PWA Planning on Behalf of Accrington firm Specialist Diesel.

Sitting opposite Pennine Service Station on the A59, the proposal would see commercial units erected on the land which sits on the boundary of Balderstone, Mellor and is very close to the BAE Systems site at Samlesbury.

The previous application was denied in September of last year, with the council stating the application would be ‘inappropriate’ in a countryside location such as this.

It added at the time: “The proposed development would result in large scale commercial development outside of a defined settlement boundary which fails to meet any of the exception criteria for allowing development in such locations and which would be dependent on the use of private motor vehicles.”

This resubmission has prompted 13 letters of complaint to Ribble Valley Council, with one letter asking: “Why do we need to build on a green field site, destroying wildlife and habitat, when only a mile down the road is [the] Samlesbury Hub [on BAE] where there is a vast amount of space for units and is designed to handle extra traffic.”

Another letter states: “There is a primary school, garage, pub and car dealership all within striking distance of the proposed development.

“Traffic already struggles around school drop off and pick up time and the flow of the
A59 would be affected by entering and exiting traffic.”

The application will go before Ribble Valley Council’s planning committee in due course.
