A large private residence in the Scottish Borders is preparing to open for bookings later this year, with The Grange Estate in Heriot expected to welcome guests from May 2026.
Situated around 30 minutes south of Edinburgh, the property sits within open countryside overlooking the valley towards Galashiels. The estate has been developed as an exclusive-use residence intended for small group stays.
A family home opened to limited stays
The property has served as the family home of businesswoman Nicola Williams for more than a decade and has undergone gradual development during that time.
Nicola said: “This has been our family home and holds extraordinary memories for us, and because of that, absolutely nothing has been done by halves. Every detail has been considered, and every space has been designed to feel calm, comfortable and beautifully finished. Opening The Grange Estate to guests is about sharing something very personal. This is a home that has been loved and thoughtfully developed to an exceptional standard, which makes it effortless and enjoyable to spend time in.”
Layout and facilities
The residence extends to approximately 9,000 square feet across three levels. It accommodates up to fourteen guests across six bedrooms, with a nursery available if required.
Principal living areas and the main bedroom feature floor-to-ceiling glazing facing the surrounding valley. The property also includes a leisure suite with an indoor swimming pool, gym, sauna, indoor and outdoor hot tubs, and a cinema snug.
Within the gated grounds are landscaped gardens, a five-a-side astro football pitch, a children’s play area, and secure parking.
Intended uses
Initially, the estate will host corporate retreats, curated group stays, and short-term bookings. The property has been designed to accommodate leadership sessions, writers’ residencies, wellness retreats, and private gatherings.
The residence will not be permanently staffed. Guests will use the property as a private home, with optional services available through a house manager who can arrange external suppliers such as catering, private chefs, wellbeing practitioners, chauffeurs, or event support if required.
Day-to-day management of the estate will be overseen by Estates Manager Louise Shepherd.
