Zoocasa ranked each of the 44 markets using a proprietary Value Score from 1 to 5, built across four categories:
- Value metrics: Composite benchmark prices as of December 31, 2025, weighted against one, three, and five-year price growth, with recent performance prioritized.
- Economic indicators: Median after-tax household income compared with home prices, alongside safety and health care indices.
- Neighbourhood accessibility: A weighted score based on Walk Score (60%), Transit Score (30%), and Bike Score (10%).
- Affordability context: Each market’s average price benchmarked against regional norms and the national average of $683,567.
