Albany Lettings Expands Edinburgh Presence with Hadden Rankin Acquisition

Two long-established Edinburgh property businesses are coming together following Albany Lettings’ acquisition of Hadden Rankin Property Management.

The deal marks the latest stage in Albany Lettings’ growth and brings together two businesses with a shared focus on personal service, professional property management and local expertise.

Founded in Edinburgh in 1995, Albany Lettings provides lettings, property management, maintenance coordination, accounts and compliance support through its locally based team. The acquisition follows Albany’s purchase of LinnMac Property and Investment Letting in March 2026 and reflects its continued investment in Edinburgh’s private rented sector.

Hadden Rankin has supported landlords, tenants and property investors in the capital for more than 20 years. The business provides property management, lettings, compliance support, portfolio reviews and property investment advice, and is known for its transparent pricing, detailed local knowledge and long-standing client relationships.

Albany says the first priority during the integration will be continuity. Existing Hadden Rankin landlords and tenants will receive direct communication about any practical information relevant to their property, tenancy or account.

The wider aim is to preserve the personal relationships and property knowledge built by Hadden Rankin while adding the operational support of Albany’s wider Edinburgh team.

Hadden Rankin’s founders, Ross Hadden and Dorothy Rankin, said the quality and continuity of service available to their clients had been central to the decision.

Albany Lettings was acquired by Northern Ireland property management business Quicklet in 2019 but continues to operate under the Albany Lettings name with an Edinburgh-based team.

The financial terms of the transaction have not been disclosed.
