Up to seven homes could be built on land off Gregson Lane

A ‘village edge’ plot of land has gone on sale for £1m ahead of a house building plan.

Land covering 0.64 acres off Gregson Lane has been given the seven figure guide price as estate agent P Wilson & Company seeks a developer interested in taking it on.

Planning in principle has already been approved for up to seven houses to be built on the land, which is located next to Friths Court. The application was rejected by Chorley Borough Council but overturned by the Government on appeal.

This means that while another application would be needed to determine the exact designs and layouts of any housing, there would be limited reasons for councillors to be able to stop the plan.

The listing states: “The land occupies a rural position to the east of Gregson Lane on a quiet country lane yet is conveniently located for easy access to Preston City Centre (5 miles) and major road networks including Junction 3 of the M65 (5 miles), Junction 29 of the M6 (4 miles) and Junction 9 of the M61 (2.5 miles).

“The land is well located for access to the railway station at Bamber Bridge (2.5 miles) and Preston (5 miles).”
