Housing plan for Leyland factory comes forward as part of town’s £38m transformation

The transformation of Leyland Town Centre will progress next month as South Ribble Borough Council officially hands over the Iddons Factory for redevelopment.

The site off Quin Street is being taken on by Tyson Construction who will build a 22-unit residential development alongside a new public car park. The works are part of the Leyland Town Deal plan which also involve the redevelopment of the market and the creation of a new town square.

It is being made possible through £25 million in Government funding along with £13 million from South Ribble Borough Council and will also involve the building of a new business hub.

Jeremy Whittle, Managing Director from Tyson Construction said, “We are delighted to embark on this exciting, transformational project—our second housing project in partnership with South Ribble Borough Council. This initiative will deliver 22 new townhouses and apartments featuring Air Source Heat Pumps, ensuring optimal energy efficiency and sustainability.

“As part of our commitment to fostering community engagement, we will collaborate with local community groups, schools, and colleges throughout the development process. Together, we aim to create not just homes, but a vibrant, connected community”.

When complete the Business Hub  will overlook the newly developed town square and provide space for start-ups, learning, events, and commercial use, along with a café for informal meetings. There will also be new offices, further residential units, and enhanced public realm improvements

Meanwhile, the market plans include the addition of external stalls that will wrap around the structure and directly connect to the new market square. The interior of the existing market building will be refurbished to update the branding and signage and replace the roof.

Councillor Jacky Alty, Leader of South Ribble Borough Council said, “Already we have made significant progress with the Town Deal and in 2025 work will ramp up, and people will start to see some of our new buildings, our affordable homes, and our new business hub, come together.

“It’s a really exciting time for Leyland, it’s a once in a lifetime investment and I hope everyone can join me in looking forward to the finished product which will allow Leyland to thrive as a bustling town centre for generations to come.”

The Leyland Town Deal project is scheduled to be completed in 2026 and an update on the appointment of the contractor for the wider development works is expected in the new year.
