
The final three sites supported through North East Mayor Kim McGuinness’s £71 million Brownfield Housing Fund have been confirmed, marking a major milestone in plans to regenerate communities and deliver new homes across the region.
Developments at Netherton Lane in Northumberland, Derwentwater Court in Gateshead and Marden Residents Association in North Tyneside will unlock 38 new homes for social rent, bringing disused land back into use and helping families access affordable housing.
These final three developments are particularly significant as all homes delivered will be for social rent, directly supporting the Mayor’s pledge to increase access to affordable housing across the region.
Together, the £566,750 investment in these final schemes will transform long-standing brownfield sites into high-quality homes, tackling local housing need while improving neighbourhoods. This brings the total homes unlocked through funding allocated by Mayor Kim to over 4,000, with more than 620 new homes already completed on sites including; Newbiggin Hall, Commissioners Quay and Lyndon Walk in Blyth, and The Esplanade in Whitley Bay.
Further sites in Walker, Gateshead, New Hartley and Farringdon Row in Sunderland are all currently in construction following the upfront investment from the Mayor to unlock the previously unviable pieces of land.
North East Mayor Kim McGuinness said:
“Everyone in the North East deserves a safe, secure, and genuinely affordable place to call home – but for too many people, that simply isn’t the reality today.
“That’s why I’ve made it a priority to build more affordable homes, so families aren’t priced out of their communities and can put down roots close to jobs, schools and the people they care about.”
The three final schemes will deliver:
- Derwentwater Court, Gateshead – 10 new homes for social rent on a former bedsit accommodation site in a highly deprived area, helping meet demand for family housing and reducing overcrowding.
- Marden Residents Association, North Tyneside – 15 homes for social rent replacing a vacant and deteriorating building, improving neighbourhood safety and providing a wider mix of housing.
- Netherton Lane, Northumberland – 13 new homes on a long-vacant site, bringing land back into use and increasing the supply of affordable housing in an area of growing demand.
All three schemes will deliver modern, high-quality and energy-efficient homes, helping reduce bills for residents while supporting the region’s net zero ambitions.
Mayor Kim added:
“Through our Brownfield Housing Fund, we’ve now unlocked thousands of new homes across the North East, with sites in each of our 7 local authority areas – from Bellingham to Benwell, Whitley Bay to Walker, Hebburn to Horden and Sheepfolds to Stobswood.
“I’m determined to keep going, delivering the affordable homes our region needs and deserves.”
By prioritising social rent on these final sites, the fund is helping to address significant demand for affordable housing, with thousands of families across the North East currently in need of a good quality, affordable home.
As work progresses on site, these developments will continue to support jobs, improve local environments, and create high-quality homes for generations to come.
